1. Definitions
The terms "Company" and "we" refer to LLC "Beroomie," while the terms "you" and "user" refer to an individual, company, or organizational entity that uses our website www.beroomie.com.
BeRoomie.com is a roommate search platform that enables users to find both a roommate/co-tenant/room neighbor, as well as a shared apartment, for the purpose of splitting rental costs. Our goal is to simplify the process of finding a roommate and shared apartment for students and to easily connect roommates — whether they have an apartment or are looking for one.
2. General Terms
Please read these Terms and Conditions carefully, as they govern your use of the website.
Upon recording your agreement to the terms, they constitute a legally binding agreement between you and LLC "Beroomie" and govern the provision of services offered by us. The Privacy Policy published on the Platform forms an integral part of these terms.
If you do not agree with the provisions and/or the Privacy Policy, do not confirm your consent — in such case, you will not be able to register or use the service.
By visiting the website or using the information on it, you confirm that you have read and fully agree to all stated rules and the Privacy Policy.
LLC "Beroomie" reserves the right to change service types, terms, or prices without prior notice (changes do not apply to services already purchased before the change takes effect).
The Company may make changes to these Terms and Conditions and the Privacy Policy. Users are obligated to regularly review the updated versions on the Platform; the date of update will be indicated on the cover page.
Continued use of the site after the publication of an updated document constitutes your acceptance of the new terms. You may also be sent a notification about changes; however, reviewing them is ultimately your responsibility.
Documents may be available in various languages; in case of discrepancy, the Georgian version shall prevail.
3. Data Collection

4. Data Security
We implement appropriate technical and organizational measures to protect your personal information from unauthorized access, alteration, disclosure, or destruction.
5. Terms of Service
We provide services only to adult individuals (16+). By agreeing to the terms, you confirm that you are of legal age.
Requesting a refund on the grounds that the service was purchased by a minor or was purchased by mistake is not permitted.
6. Registration Rules
Registration is required to access certain features. Your account must contain accurate, current, and complete information. You are responsible for the confidentiality of your account credentials and all actions taken under your account. The use of offensive phrases in usernames is prohibited.
7. Account Verification
For security and authenticity purposes, we may require identity verification through phone number, email verification, or other methods.
8. Content Standards and Scope of Liability
The Company is not responsible for the accuracy and completeness of the information provided on the website. Information is available on an "As Is" basis, without warranty. Any use is at your own personal risk, and the Company is not liable for any damages caused thereby.
9. User Obligations Regarding Content
The user ensures that all listings/content:
- Are truthful, accurate, and complete
- Do not violate the law, intellectual property rights, or personal rights
- Do not contain offensive, harmful, false, or discriminatory material
- Comply with local housing/rental regulations
- Do not contain irrelevant advertising or malicious links
The Company reserves the right to remove or block any content that violates these standards.
10. Posting Listings
Registration and agreement to the site's terms are required to post real estate/roommate search listings. Information is posted at the user's discretion and is their responsibility.
Posted information is open to all users (except in cases where you have restricted access yourself). The user assumes the risks associated with the dissemination of this information. Information posted on the site has no legal force. Verify its accuracy before any financial transaction.
Complete information about the property, photos, and conditions must be provided; photos must show only the relevant property/surroundings. Uploading other visuals, logos, photos of other properties, or contact/advertising banners is prohibited.
By posting a listing, you confirm your right to rent or the relevant permission to do so. Two listings per month are free; rates for additional listings are determined by user type.
A listing must not:
- Be false or misleading
- Serve fraudulent purposes or abuse of trust
- Contain information about fictitious apartment rentals
- Concern third-party property without authorization
- Violate personal rights/honor and dignity
- Contain discrimination, threats, or extremism
- Contain pornographic content
- Include foreign advertising information or paid information numbers
- Violate current Georgian legislation
11. Meeting Safety
We advise users to:
- Schedule meetings in public places
- Verify each other's identity before sharing information
- View apartments during daytime hours
- Attend meetings accompanied by a trusted person
- Notify trusted contacts about the meeting in advance
It is prohibited to:
- Create fake profiles or listings
- Misrepresent the condition/rental terms of a property
- Engage in fraudulent transactions
- Use stolen or fake identity documents
Upon discovering violations, the Company reserves the right to block/remove such listings for the safety of users.
12. Role as Intermediary
The Company is not the organizer, participant, seller, or buyer of any transaction — the site acts as an intermediary connecting users. The quality, legality, and compliance of the property listed in a listing are not controlled by us.
We do not:
- Enter into rental agreements on behalf of users
- Guarantee the accuracy of listings/user information
- Provide property management services
- Act as tenants or agents
13. Communication Rules
All interactions must be based on respect and professionalism. Contact with property owners is possible through the contact form. Communications may be monitored for security and quality purposes. Listings that do not comply with the rules will be deleted, and the user will be blocked.
14. Links on the Website
Hyperlinks to third-party resources may be provided for informational purposes only. Such links and content are not under our control, and we assume no responsibility for them. You are responsible for reviewing the terms and conditions of third parties yourself.
15. Financial Rules and Payments (coming soon)
Premium and VIP services (e.g., verification) are available on the Platform. See rates on the website. Payments will be processed through a secure channel of an integrated payment provider/bank.
16. Content and Intellectual Property
You retain ownership of your content; however, you grant us the right to use, display, and distribute it for the purpose of operating and advertising the Platform.
17. Intellectual Property
The Platform (design, architecture, software elements, logo, name, slogan, materials, etc.) is the property of or is lawfully managed by Beroomie. No license or other right is transferred to you by this document.
18. Right to Delete and Block Accounts
We retain the right to block/delete accounts that violate the rules, are associated with fraudulent activity, or pose a risk to security. Account deletion is also possible by the user.
In the event of blocking/restriction, any paid service is cancelled and the paid amount will not be refunded or transferred from one listing to another.
19. Scope of Liability
The Company and its employees are not responsible for any type of damage (direct/indirect, etc.) caused by the use of information on the website. We are also not liable for losses caused by technical interruptions or system problems.
Content accessibility may depend on search engines and restrictions — we assume no responsibility for such restrictions. Finding a roommate/apartment is individual and complex; our recommendations do not guarantee a specific outcome.
20. Governing Law and Dispute Resolution
These terms are governed by Georgian legislation. Any dispute shall be resolved in the common courts of Georgia. The invalidity of any provision does not result in the invalidity of the remaining provisions.
